Right of access

Landlords, in the City of Chicago if you need to access to your property it's important to follow the rules set forth in the Residential Landlord Tenant Ordinance (RLTO). Under the ordinance, a landlord must provide a two day notice by mail, telephone, written notice or by other means designed in good faith. In return, the tenant shall permit reasonable access to the landlord.

A general notice to all tenants should be given if repair work on common areas or other units may require such access. In  an emergency or when repairs elsewhere unexpectedly require access, the landlord may enter the property immediately. Be advised that you must prove notice within two days after entry.

It is illegal to lockout a tenant

According to the Chicago, Residential Landlord and Tenant Ordinance (commonly known as RLTO), it is illegal for a landlord of a residential rental unit to lock out a tenant, change the lock, remove the doors or, do anything which interferes with the tenant's use of the rental unit.

Leases

A Lease is a rental agreement, usually in writing, that establishes all the terms of the agreement and that lasts for a predetermined length of time (for example, six months or one year).  If you plan on entering into an oral month-to-month lease, there is the possibility of misunderstandings between the landlord and the tenant about the conditions of the tenancy as nothing is in writing. It is therefore recommended to have it in writing.

Retaliatory conduct

Tenants have the right to complain or testify in good faith to government agencies, officials, police, media, community groups, tenant unions, etc. 

This action may upset most landlords however, according to the Chicago Residential Landlord Tenant Ordinance a landlord is prohibited from retaliating against a tenant. This includes terminating or threatening to terminate a tenancy, increasing rent, decreasing services, bringing or threatening to bring an eviction action or refusing to renew a lease agreement.

Landlords, installing a new shower head can save you money

The Environmental Protection Agency estimates that showers account for nearly 1.2 trillion gallons each year--about one-sixth of all the water used in U.S. residences for bathing. Before 1994, shower heads typically had a flow rate of 5 ½ gallons per minute (gpm). Since then, the Department of Energy has limited shower heads to 2 ½ gpm to conserve not only water, but fuel for the water heater. Models that display a Water Sense label use no more than 2 gpm. Making the switch could save around 3,000 gallons of water per year and will reduce the demand on your hot water heater.

Tip: You can save up to 150 gallons of water each month by shortening your shower by one to two minutes. And, a leaky shower head that drips 30 times per minute can waste up to 2.5 gallons of water per day.
