Smoke and Carbon Monoxide Detectors

According to the Chicago Residential Landlord and Tenant Ordinance (commonly known as RLTO), the City of Chicago  requires at least one smoke detector and one carbon monoxide detector in each residential unit. In the case of a central boiler system, one carbon monoxide detector by the boiler is required.

The RLTO further states that the tenant shall provide and maintain a working battery in all smoke and carbon monoxide detectors within the unit. However, as a Landlord it is in your best interest to provide basic upkeep of your rental property and advisable that you perform an annual test of all smoke and carbon monoxide detectors.

Residential Sanitation Guidelines

Landlords, the City of Chicago has general sanitation guidelines that require the cleanliness and safe disposal of all trash and debris. Residential garbage is defined as what is produced from a household in single-family home or apartment buildings of four units or less. Some general residential guidelines are as follows:

  • You must have sufficient containers to hold all garbage and, lids must be tightly closed on garbage containers.
  • Bulk pick-up, including discarded refrigerators, etc. (doors must always be removed)  must be arranged with the Streets and sanitation ward superintendent before placing a large item or extra load of trash out for collection. 
  • If remodeling, you are responsible for removing discarded building materials. Dumpsters can be rented for this purpose.
  • If you own an apartment building you must provide sufficient garbage containers for all your tenants. You must also arrange for private or licensed scavenger pick-up service.
