A helpful lease tip

For important items in a lease such as late fees, it is advisable to highlight the paragraph in the lease, read the section to your tenant and then both initial it. Why are initials important? If you run into a situation the initialed lease will serve as proof that the tenant knew beforehand that the fees would be imposed.
