Mutual release agreements

Often my office is able to negotiate a deal between the landlord and tenant to avoid going through the eviction process. Typically this would come in the form of a mutual release - where each party releases each other of any claims related to the tenancy of the property. First steps in an eviction

Before a landlord can begin the eviction process, proper notice must be given to the tenant. Typically, the notice required is the "5-day notice" which is for non-payment of rent. This notice must contain specific language per the statute and must be served properly.

Evicting tenants who rent rooms

Landlords - be aware, on a 5-day notice, the sheriff is requiring you to actually describe the room the tenant is renting. In other words, its not ok to just list the property address on the 5-day notice. You must describe where the room is in the property.
